Rebuilding 1 World Trade Center

Construction at 1 World Trade Center, a 104-story tower at the northwest corner of West Greenwich, Vesey and Fulton streets has reached the 81st floor at the skyscraper. When completed in late 2013 or early 2014, it will be the tallest building in the Western hemisphere. The 3 million-square-foot project developed by the Port Authority of New York/New Jersey and The Durst Organization includes 40,000 square feet of retail and 71 floors of office space.

    You happen to know the amount of rental SF? And the asking rate?  When you see $1,200 PSF to construct you really think “What rate does that take to lease?!”.  But in reality, on gross sf, with $36/SF expenses you only have to lease at $84/sf for a 4% return.  A lot better than my original reaction to the number.  Of course, I pulled that out of thin air, so I could be off a ways.
