Hines Tops out Main Place

by CoyDavidson on May 27, 2010

Hines is nearing completion of Main Place, a new 46 story office tower in Houston’s Central Business District located at 811 Main Street. This week, Hines held a topping out party for the brokerage community at the project. The building is exactly what you would expect from a Hines project, which has developed many of Houston’s trophy office projects including Williams Tower, J.P. Morgan Chase Tower, Penzoil Place, 1100 Louisiana and Bank of America Center.

Designed by Pickard Chilton Architects, the 972,000 square foot office project features 36 floors of Class A office space with 10 floors of above ground parking and two floors of below grade parking. The building is pre-certified LEED® Silver by the U.S. Green Building Council (USGBC). The project’s grand opening is scheduled for January 2011.  Presently KPMG is the only tenant committed to the project who will occupy the top four floors comprising 108,000 square feet. However, there are rumors a ten-floor tenant is in negotiations with the developer.

Project Summary

Floors: 46
Rentable Area: 972,474 square feet
Available: 873,996 square feet
Typical Floor: 27,000 square feet
Parking: Ratio of 1.2 / 1,000 square feet
